Monthly HOAs In 55+ Communities Are Among The Lowest in The Palm Springs, CA Desert Area

The average monthly HOA or homeowner association fee in the Palm Springs, CA desert area is currently around $350 to $400 a month for single family homes. These fees are even higher for condos and golf course, country club homes and condos.

The exceptions, however, are 55+ communities, which offer among the lowest HOA fees in the greater Palm Springs, Coachella Valley area.

Below are current monthly HOA fees for 55+ SINGLE FAMILY HOME communities, according to the Desert Area MLS as of July, 2016. Buyers are advised to verify, since these fees are subject to change without notice.

Watercolors, La Quinta – $155 per month

55+ Four Seasons Terra Lago In Indio Offers SUPERSIZED Showers

Not all 55+ buyers want to downsize. In fact, many are upsizing or supersizing their homes. One of the reasons is that our 55+ home prices are so low compared to most other areas of California. I suppose another reasons may be that you can’t take it with you, so why not enjoy your money while you’re still alive.

Check out this video, taken at the beautiful new home community of Four Seasons Terra Lago, in in Indio. I toured their model homes today and had to share this very impressive, extra large, shower. It’s one of the coolest showers I’ve ever seen. You can go in one side and come out clean on the other. Just like a car wash 🙂

Should You 55+ House Hunt In The Desert When Temps Are 110+ Degrees?

I received an email this morning (at 5am, before my morning walk) from an out-of-town buyer asking if I would be available to show him 55+ homes this weekend.

Temperatures here in the Coachella Valley desert area are supposed to reach nearly 120 degrees! They were 90-degrees this morning at sunrise when I walked and shot this video!

Even though 55+ desert house hunting in 100-plus degree temps can be life threatening, I receive inquiries like this nearly every day, every summer.

My reply is that if a life event means that you absolutely, positively have to move to the desert immediately, I will gladly help you look for the perfect active adult community and home. We’ll just bring lots of water and electrolytes and try to find as much shade as possible, but be prepared for a very hot and exhausting day.

If you don’t absolutely have to move during the summer, do yourself a favor and wait until fall or winter to start your search, here in the desert, when temps are much more mild. It’s not worth getting dehydrated, having a heat stroke or worse.

Why Summer Is The Best Time To Buy A 55+ Home In The Desert–If You’re Looking For A Deal

When it comes to real estate in Palm Springs, California, perception is definitely not reality‬.

The majority of 55-plus home buyers flock to Palm Springs every winter believing it’s the best time to buy a home. ‪ The reality is, summer is probably the best time to buy a home in the desert–if you’re looking for a bargain or a deal. Here’s why.

1. In the winter, well-priced homes often get multiple offers, because there is so much competition. This means buyers often pay top dollar.

2. In the winter, sellers also tend to be less motivated. They know that there are plenty of buyers and if they don’t get the offer they want the first time, they are happy to wait for the next offer.

3. In the summer, buyers have much less competition and sellers know it, making sellers more motivated to accept offers below asking price.

4. This will probably come as a surprise to both buyers and sellers. Statistics show that home sales in the Palm Springs, Coachella Valley desert area are nearly the same in the summer as they are in the winter! The difference is that you’re much more likely to find those real estate bargains and deals in the summer.

Four Seasons Palm Springs Homes Are Best 55+ Deals In The Desert

Every year I compare the price per square foot of the largest 55+ single family home communities in the entire desert, to the active adult, senior, retirement community of Four Seasons, in the city of Palm Springs. And every year, this gated neighborhood offers the lowest prices per square footage of any of these comparable 55+ Coachella Valley desert communities.

In addition, HOAs or homeowner association fees, in Four Seasons, are only $278 a month, which is also lower than most of the other 55+ communities, you own the land and you are only a few miles from downtown Palm Springs. All things considered, in my opinion, Four Seasons is the best deal for the money, when comparing 55+ desert communities.

(The only lower price per square footage in 55+ single family communities can be found in Desert Hot Springs. But the neighborhoods are not really comparable to Four Seasons, so I have not included them here.)
